Business Plan: An operations plan to program entry into the timeshare/fractional industry for hotel clients, branded clients, and independent clients. Includes details on product development options and cost parameters, marketing and sales strategy, detailed budgets and a comprehensive financial plan.
Introductory Work Session : Designed to acquaint the potential new entrant with the business of timesharing/ fractions, and their disciplines. The GRI Work Session covers product options, development planning, and marketing and sales strategies
First Level Inspection Program (FLIP): A rapid, yet thorough, site inspection used to analyze a property's development potential based on area competition, potential vacation experience, and marketing opportunities. These reports focus on timeshare and fractional properties. A written evaluation of findings and recommendations and an economic analysis complete this assignment.
Resort Analysis: An in-depth operational analysis of the sales and marketing functions at an individual resort. During this two day site visit, GRI looks at all aspects of the sales experience and as time allows, the guest experience of any property management or resort operations at the same resort. GRI provides a detailed written report with complete Executive Summary and recommendations.
Project Development Plan: Focuses on the operational considerations in comparing hotel conversion and new build product and conventional timeshare/fractional products. A key focus of the business is working with established brands and independents to help increase their operational efficiencies and profitability of existing properties and analysis of new projects.
Full Launch Execution (FLEX) : In the hands-on implementation of the Business Plan, GRI serves as an integral part of the developer's team in moving the project forward through development and sales and marketing. GRI assists the developer by providing practical timesharing or fractional experience during start-up and the initial twenty-four months of actual sales.
Financial Planning : GRI assists with pro forma modeling that exceeds industry lender requirements and assists in preparation of lender loan packages; structuring of detailed sales and marketing budgets with cash flow requirements; and “holding your hand” through the vital lender negotiation and closing process.
